According to real estate developers, the advanced after-sales services provided by Dubai are one of the most important reasons why the emirate is the first choice for investors, compared to other global cities.

They told Emirates Today that real estate development companies in Dubai compete among themselves to provide high-quality services, noting that after-sales services must be an integral part of the developer's business strategy, to enhance Dubai's position and its real estate market. They explained that these services include several things, most notably responding to any subsequent inquiries related to the property, providing periodic maintenance for it, as well as solving problems between the developer and the investor if they occur.

Farhad Azizi, CEO of Azizi Developments, said that Dubai continues to lead the way in real estate with remarkable progress in customer service, especially advanced after-sales services, compared to services provided by major international cities, which makes Dubai at the forefront of investors' choices when considering buying a property.

"As real estate developers, we don't see aftersales services as just an extension of our responsibilities, they actually form the basis of our relationship with customers, as this practice is very important, shapes the way we operate, and fundamentally impacts the future of the sector," added Azizi.

He explained that the after-sales services of real estate include several things, most notably responding to any subsequent inquiries related to the property, in addition to providing periodic maintenance, noting that these services facilitate the relationship between the buyer and the developer, and are the main factor for achieving customer satisfaction in general.

For his part, Ghaleb Bin Kharbash, General Manager of Al Habtoor Group, stressed that real estate development companies compete with each other in sales and after-sales services, which makes the Dubai market the first choice in the demand for buying real estate, whether by investors or individuals wishing to buy property for the purpose of residence, pointing out that the services provided by Dubai compared to other international cities, are the best.

Bin Kharbash said that the trusted real estate broker is a strategic partner for the developer and the guide that guides the investor in the purchase process, and gives all the accurate and correct information about the project and reporting.

A global destination

For his part, real estate consultant Mohammed Al Hefeiti said that Dubai is one of the world's leading real estate destinations in providing after-sales services, pointing out that most real estate developers have centers equipped with the highest equipment to serve customers and provide after-sales services.

Al Hafiti added that the customer has the freedom to choose to obtain after-sales services from the real estate developer directly, or through a real estate broker who is an expert in the sector, and has knowledge of the problems that the customer can face, and how to solve them, pointing out that Dubai is a pioneer in this field globally, and highly competitive in terms of services and quality, which puts it at the forefront of investors' priorities.

Specialized Departments

In the same context, the CEO of Malak Properties, Tariq Ramadan, pointed out that Dubai occupies a prominent position in all business and services related to the real estate sector, stressing that the laws protect investors from any default by real estate developers.

Ramadan explained that as for after-sales services, most real estate development companies in Dubai have specialized departments that do their work from the moment the sale is completed until the delivery of the key to the real estate unit, while some have a specialized department to address any problems that may arise after delivery, pointing out that these services make Dubai the first choice for investors.

Muhannad Al Wadiya, Managing Director of Harbour Real Estate, stressed the importance of focusing on after-sales services in Dubai to achieve sustainability and improve the reputation and performance of the real estate sector.

Al-Wadia said that after-sales services are one of the most important factors that anyone should adhere to when buying a property, noting that many developers focus on pre-sales services. He stressed that after-sales services must be an integral part of the developer's business strategy to enhance Dubai's position and real estate market. Al Wadia added that there are other cities that have high-quality after-sales services, but Dubai competes globally to attract more investors by providing advanced services.

Duties

For his part, the CEO of Standard Property Management, Abdul Karim Al-Mulla, said that after-sales services and the duties of developers and real estate brokers towards investors must be provided to the fullest.

Al Mulla stressed the need for follow-up to these services by the developer through the Owners Association, suggesting that the services provided be developed according to the customer's desire for specific fees, in order to preserve the global level of this service, in which Dubai leads the global scene.

Regulator

The General Manager of Al Liwan Real Estate Company, Mohammed Hareb, noted the importance of having a supervisory body represented by the Land Department to follow up on real estate developers, work to classify them, and develop a mechanism and criteria to classify the quality of services they provide before, during and after the sale.

He said that according to the evaluation of developers and according to the stars they get, they are dealt with, as happens in government departments and institutions that are classified by the number of stars according to the services they provide, which will reflect on investors by obtaining excellent services, and after-sales services that exceed their expectations, which makes Dubai the preferred choice for investors.

For his part, real estate consultant Ahmed Al-Dawla, Chairman of the Board of Directors of "On Plan" Real Estate Company, said that some real estate developers, especially new ones, calculate that the sale is only upon receipt of the unit value and their role ends here, pointing out that some developers do not follow up after the sale regarding receipt receipts, or communicate with new owners, as well as the delay in registering the property with the Land Department.

The UAE stressed the importance of reviewing and developing after-sales services to enhance the attractiveness of the real estate sector in Dubai.
