Dubai Land Department (DLD), through the Real Estate Regulatory Agency (RERA), has issued a circular confirming the implementation of the new "Content" electronic service within the "Trakheesi" system, which is represented in issuing a QR code for any real estate advertisement permit issued through the system, with the aim of governing real estate advertisements, as part of its efforts to develop and update real estate governance procedures and increase investor confidence.

Service Validity

DLD stated that starting from April 24, 2023, all real estate companies are obligated to put a QR code on all real estate advertisements, whether visual or readable, which enables customers to quickly and effectively verify the authenticity of the real estate advertisement, and that it is approved by the Real Estate Regulatory Agency, with the possibility of verifying by displaying the full advertising information on the Dubai Land Department website directly, including the announced company information, advertising information, status and details of the property. It can lock the link to prevent any modification to the data.

Enhance transparency

Bin Ghalaita added: "We are constantly keen to enhance transparency in the real estate sector, and reduce procedures and practices that would conflict with that, so we continue to empower the real estate community with proactive and smooth real estate services and integrated data, relying on a leading digital infrastructure and a qualified human cadre, thus achieving sustainability in the development and growth of the real estate sector and keeping pace with best practices and international standards, and making Dubai a leading model and emulated in this field."

Response Code

According to DLD, customers can scan the QR code attached to each real estate advertisement, to view all the information authorized to be published within the advertisement. In the event that the advertised real estate unit is sold or rented, this QR code scan will appear via a message that appears in front of the customer.

Real estate companies can use the QR code badge by linking it to advertising platforms and integrating with electronic connectivity, as well as linking and activating it through the Trakheesi system.

Avoid violation

RERA confirmed that the commitment of real estate companies to this service prevents them from being exposed to any violation resulting from the publication of a real estate advertisement without issuing a QR code.

The Department also called on all dealers and investors not to deal with any real estate advertisement that does not carry a QR code, in order to preserve their rights and prevent exposure to any fake or discredited operations.
